Fixed-installation inspection scope
The assessment concerns the installation, including wiring, fixed equipment and earthing and bonding. A condition report records observed damage, deterioration and conditions that could cause danger.
Electrical Safety First, an electrical safety charity, explains this scope in its periodic inspection guidance (electricalsafetyfirst.org.uk). Installation assessment is different from checking portable appliances.
Explain why the inspection is needed
Your request may follow concerns about deterioration, a previous report or planned changes to the property. State whether you’re requesting a condition assessment, discussing recorded findings or including both in your enquiry.
For rented housing in England, current government guidance covers private and social rented homes, with exemptions and transition provisions. The applicable duties depend on the property’s circumstances. Consult the rented-sector electrical guidance (gov.uk) when defining the requirement.
Prepare your inspection enquiry
Describe the property, areas to be included and access arrangements. Mention any existing report date, its recommended next inspection and outstanding findings without copying confidential documents into the message.
If your concern is a current fault, explain it alongside the inspection request. Use the contact form to set out the Manchester property’s assessment needs and any relevant deadline.
